Matt Simkus

As Senior Analyst at U3, Matt applies modern data analysis methods to provide data-driven solutions for our client’s most challenging urban and real estate issues.

Matt analyzes public and private datasets to uncover the hidden realities of how our clients operate and how they can optimize their real estate assets. Through tailored data visualization, he can show how real estate and institutional finance come together to create districts that attract and retain the country’s top talent. Best of all, this is often done through various small changes that have big, positive impacts on the community.

As a U3 analyst, he plays a significant role in assisting teammates in the anchor strategy practice area to conduct market studies, research demographic trends, and coordinate data acquisition. Matt’s experience is grounded in past roles of helping teach data analytics at the University of Pennsylvania in both the Arts & Sciences and Wharton schools. His past work in private development has also informed his views on how public institutions can leverage all the analytical tools available to them.

Matt holds a Master of City Planning degree from the University of Pennsylvania and a Bachelor of Arts in Architecture from Miami University. At Miami University, he was introduced to ballroom dance and subsequently became a professional ballroom dance instructor for over seven years. Now you can find him on the occasional weekend competing in dance events around the country.
