Real Estate Plan

U3A was engaged in 2008 by Planned Parenthood Federation of America to serve as its independent real estate advisor in evaluating long-term options for its 100,000 square-foot national headquarters office in Manhattan.  We worked closely with PPFA leadership to formulate the organization’s goals and to assess its current utilization of space and future needs. U3A analyzed options for purchasing vs. leasing space and assessed PPFA’s occupancy costs under a variety of alternatives.  Once a preferred option was identified, U3A assisted PPFA in selecting a lender via a competitive process and in completing the due diligence process prior to closing.  U3A was reengaged by PPFA in August 2013 for additional real estate analytic work, based on changed market conditions.

Space Planning Study

To support a strategic plan for growth at its New York City and Washington, DC offices, PPFA engaged U3A to manage the development of a workplace organizational strategy and evaluate its financial implications.  U3A assisted PPFA to reexamine space utilization at its New York City headquarters, engage leadership and staff in visioning and design sessions, and develop pilot strategies for innovative workspaces.  We also helped PPFA to select a design architect to implement
