Retained in 2011, U3A assisted Collegiate in navigating a variety of strategic decisions related to its facilities needs and its historic location on Manhattan’s Upper West Side. Working closely with Collegiate’ s architect, owner’s representative, attorneys, technical consultants, broker, and a committee of the Board of Directors, U3A helped to define the school’s programmatic needs and potential options for its facilities, including both on- and off-site. We analyzed these options for their capital cost, operating budget impact, programmatic value, timing, and other qualitative measures, in order to provide a framework for the school’s decision-making. Guided by this analysis, Collegiate ultimately decided to pursue an off-site developer-owned parcel to accommodate its future facilities. U3A then worked closely with the Board of Directors to negotiate the necessary real estate agreements.
