U3 Advisors and Sasaki were selected in summer 2016 to develop an innovation district master plan for Arizona State University’s Polytechnic campus, located in Mesa, AZ. ASU seeks to transform the campus into a 21st century research district that leverages the internationally recognized programs and research being conducted at ASU.

The master plan, which was completed in 2017, was guided by the following principles:

  • Strengthen and enhance the educational, research, and outreach mission of ASU
  • Contribute to the discovery and development of new technologies
  • Assist in the development and growth of creative, cutting-edge research companies
  • Contribute to the economic development of the East Valley and the State of Arizona at large

At full build-out over the next 30 years, the master plan could accommodate up to 9.3 million square feet of development, including office, research and academic space; residential; commercial/retail; parking; and open space. The plan was designed with maximum flexibility in mind, with the ability to accommodate research and industry users who need as little as 5,000 square feet in addition to those who may need over 1 million square feet or outdoor test beds.

​As part of its work, U3A conducted market and demographic analysis, defined the value proposition for the Polytechnic campus, identified partnership opportunities with the private sector and allied industries, and prepared an implementation and funding strategy for the district.
