University of the Sciences in Philadelphia engaged U3 Advisors in January 2014 to serve simultaneously as the project manager for its 10-year Campus Facilities Master Plan and as the University’s real estate advisor. 

To launch the campus planning process, U3A helped USciences to convene and manage a broad-based internal planning committee and to select a master planning team via a competitive process.  Following the selection of Sasaki Associates, U3A served as the liaison between USciences and the master planning team, overseeing the planning process. Informed by USciences’ Strategic and Academic Plans, the Master Plan will guide the growth and development of the campus over the next 10 years. The Master Plan was completed in May 2015 and the Board of Trustees authorized the implementation of the first phases of development, which include two undergraduate residence halls with 800 beds, a Learning Commons, recreational field, and parking garage.

To provide a framework for USciences’ real estate decision-making, U3A prepared a detailed assessment of the local real estate market using GIS mapping technology to help USciences understand where students, faculty and staff live, how they commute, the current state of neighborhood demographics and economics, and existing real estate opportunities. U3A subsequently guided USciences through a series of workshops to develop a comprehensive student housing strategy to replace obsolete housing and build new beds on campus to support recruitment and retention. U3A also advised USciences in its acquisition of the former Alexander Wilson Elementary School, a school adjacent to the southwest edge of USciences’ campus, for redevelopment as a residence hall. U3A continued to serve as the University’s real estate advisor and is supported USciences as it engaged in pre-development planning with Campus Apartments, a national student housing developer selected to develop the first phase of new housing.
