Columbia University and Columbia University Medical Center

U3A’s New York office has served as Columbia University’s real estate consultant since 1999, assisting the University with a wide variety of real estate matters at both Columbia’s main campus in Morningside Heights and its Medical Center in Washington Heights. These include portfolio analyses, property acquisitions and leases, planning and development projects, and transaction agreements. In addition, U3A has served Columbia as project manager and “staff extension” in the planning and development of the University’s new Manhattanville campus.

Cornell Tech

U3A’s New York office served as consultant to Cornell in the University’s successful quest to win the Bloomberg administration’s competition to attract a world-class applied sciences and engineering campus to New York City, and has since served as real estate advisor in implementing the 2 million square foot campus.

Lehigh University

Beginning in 2013, Lehigh University engaged U3 Advisors to analyze all of their key real estate initiatives. Lehigh University resides in Bethlehem’s South Side neighborhood, an area that has been in steady decline since the closure of Bethlehem Steel in the early 1990s. Through a data-driven approach, U3 Advisors has worked with Lehigh on a stabilization strategy for South Bethlehem, identifying catalytic initiatives for the South Side neighborhood, developing a real estate organizational strategy for the institution, and advising the institution on property acquisition.

Lexington Anchor Institution Strategy

U3 Advisors was engaged by the University of Kentucky, Transylvania University, the Bluegrass Community and Technical College System (BCTC) and other partners to develop a Lexington Anchor Institution Strategy. This study identified the challenges and opportunities for each institution and how they can work together to better leverage their impact in Lexington. Using a data driven approach, the study looked at the impact of the institutions’ employees and students on the city and neighborhoods adjacent to their campuses. Overall, the study found that while the anchor institutions had a tremendous impact in the city, there was little coordination across the anchors. In addition, we found that student rental housing was crowding out faculty and staff from living in the neighborhoods adjacent to the University of Kentucky and that commercial corridors were not fully supporting the student population.

Memphis Medical District Collaborative

U3 Advisors was engaged by the Hyde Family Foundations beginning in 2014 to understand the economic and physical impact of 8 major anchor institutions in the Memphis Medical Center including Baptist College of Health Sciences, Memphis Bioworks Foundation, Methodist/LeBonheur, Regional One Health, Southern College of Optometry, Southwest Tennessee Community College, St. Jude Children’s Research Hospital/ALSAC, and the University of Tennessee Health Science Center.

Midtown Detroit Anchor Strategy

U3 Advisors was engaged by a consortium of foundations in Detroit including The Kresge Foundation and Hudson-Webber Foundation to create a strategy for Midtown Detroit that leverages major anchor institutions – Wayne State University, Detroit Medical Center, and Henry Ford Health System – to revitalize their shared district that is rich with institutional uses but lacking in vitality. Over a period of three years, U3 Advisors worked with the Anchors to create and implement institutional programs, advance a midtown community development organization, facilitate a physical development plan for the Woodward-Cass Corridor, and put in place strategic initiatives that forward the development of Midtown.

New Jersey Performing Arts Center

U3 Advisors has a longstanding advisory relationship with the New Jersey Performing Arts Center in Newark, New Jersey. Most recently, U3 helped NJPAC bring its commercially developable real estate to the market. Princeton University

U3A’s New York office has served since 2005 as real estate consultant to Princeton University’s Office of the Vice President for Facilities, working on a variety of planning and analytical projects. In addition to assisting Princeton to launch a campus planning initiative and master planning process, U3A has undertaken several major analyses of the University’s real estate holdings and helped to implement an off-campus real estate strategy.

The Jewish Theological Seminary

Beginning in fall, 2014, U3 Advisors was engaged by JTS as the lead project manager and real estate advisor to undertake an ambitious project to reshape JTS’ campus in Morningside Heights. U3A worked closely with JTS leadership to complete an intensive programming phase with its selected architect, execute the land transaction with a third-party developer, and navigate the construction management process. In addition, U3 Advisors led a solicitation processes to select a world-class design architect for the development site.

The New School

U3A’s New York office was engaged by The New School in 2008 to help the University consider development options for its valuable site located on the corner of Fifth Avenue and 14th Street—and to analyze a proposal for a mixed-use development it had received from a private developer. U3A ultimately assisted the University to select and enter into a transaction with the developer and then served as project coordinator throughout the project’s pre-development.

University of Chicago

The University of Chicago hired U3 Advisors to analyze the impact that institutional spending has had on the institution’s immediate surroundings and on the city of Chicago as a whole. Working with the procurement offices from the University of Chicago and the University of Chicago Medical Center, we analyzed over 800,000 discrete transactions from 2013, identifying key commodity areas and recommending tactics to increase local spend.

Lower Rio Grande Valley Anchor Strategy

The Lower Rio Grande Valley of Texas (LRGV) is a growing region situated along the US-Mexican border with two major Universities: The University of Texas Brownsville (UTB) and the University of Texas Pan American (UTPA). This 4 county region faces a number of challenges including low educational attainment amongst residents, high rates of diabetes and heart disease, and 30% of all residents living below the poverty level. U3 Advisors has been engaged in the LRGV to envision a new campus for UTB in downtown Brownsville and to identify economic development opportunities for a community agenda for the new merged University of Texas Rio Grande Valley.

Washington University in St. Louis

U3A’s New York office has assisted Washington University in St. Louis with several substantial portfolio analyses and planning projects. The firm prepared a housing plan for the University, involving a capital program analysis and evaluation of new housing development options. The plan is now being implemented, with new residential and mixed-use development commencing. U3A has also assisted the University prepare for a master planning process and develop a strategy for its administrative offices.
