Amherst College

Amherst College retained U3 Advisors to analyze the potential of a developer partnership for the renovation and expansion of the College-owned Lord Jeffery Inn.  U3A worked with a College-organized committee and a hotel consultant to draft a Request for Qualifications and a Request for Proposals and to evaluate the responses received from hotel developers and operators. Brooklyn Public Library

U3A was engaged by the Brooklyn Public Libraryto complete a strategic plan for its 58 branch libraries, which occupy a physical plant of nearly 750,000 square feet. U3A and its team completed a comprehensive review of all of the Library’s facilities as to their physical condition, programmatic success, and potential for redevelopment or public/private partnership. Case Western Reserve University

U3 Advisors was retained by Case’s School of Medicine to guide the planning and development process for a 14-acre, University-owned site located in the University Circle section of Cleveland.  U3A assisted Case to develop a plan for approximately 2 million square feet of academic and commercial biotechnology facilities to support collaborative research projects by the leading health care institutions in Cleveland. Jewish Theological Seminary

Live6 Alliance

U3 Advisors spent three years in Northwest Detroit planning and launching an anchor strategy in partnership with University of Detroit Mercy (UDM) the Kresge Foundation. The Live6 Alliance launched in September, 2015 as a new entity focused on the commercial corridors surrounding the UDM campus that are severely disinvested, but could potentially support the diverse surrounding neighborhoods and improve quality of life for residents. The strategy includes focusing on real estate development, placemaking, business attraction and retention, community engagement, and safety.

Manhattan College

U3A has served as Manhattan College’s real estate strategist and “staff extension” since 2014, advising this Bronx‐based institution with a wide variety of real estate matters. U3A assisted the College in selecting real estate counsel, completed extensive valuation and financial modeling as part of the College’s master planning process, negotiated with private developers proposing student housing partnerships, and conducted student housing benchmarking and local market studies. U3A also completed a scan of the local real estate market and demographics trends and helped the College analyze the feasibility of generating revenue from a commercial parking operation.

Manhattan Country School

U3A completed a successful 4-year engagement with Manhattan Country School to plan and execute a strategy to double enrollment, sell its historic mansion on the Upper East Site, and acquire a new facility to support the school’s growth. Serving as project manager for this K-8 independent school, U3A helped MCS to analyze the financial implications of various real estate options.  U3A also assisted MCS in selecting a real estate broker and a planning architect, and worked closely with MCS and the broker to evaluate a variety of relocation sites.  We concluded our engagement by managing a competitive selection process for a design architect and owner’s representative on behalf of MCS.

Memphis Medical District Collaborative

U3 Advisors was engaged by the Hyde Family Foundations beginning in 2014 to understand the economic and physical impact of eight major anchor institutions in the Memphis Medical District including Baptist College of Health Sciences, Memphis Bioworks Foundation, Methodist/LeBonheur, Regional One Health, Southern College of Optometry, Southwest Tennessee Community College, St. Jude Children’s Research Hospital/ALSAC, and the University of Tennessee Health Science Center. Together, these anchors employ 16,000 people, educate 8,000 students, have $1.2 billion in collective purchasing, and control 250 acres of property. U3 Advisors found that despite the significant size of these anchors, their potential impact within the Medical District has not been fully realized.

Midtown Detroit Anchor Strategy

U3 Advisors first began working in Detroit in 2009, when a group of local philanthropies engaged U3 to assess if there was an opportunity for Detroit’s anchor institutions — its Eds and Meds — to have a greater economic impact on the city. Through a data driven approach, U3 Advisors concluded that there was tremendous potential to capture the anchors’ economic impact within the city, and accordingly created a place-based economic development strategy that defined Midtown as the urban core of the city. Montgomery College

New York Medical College

U3A assisted Rutgers in managing an international design competition for the redesign of its College Avenue campus in New Brunswick, New Jersey. The University’s plan called for the closing of College Avenue, the creation of a pedestrian mall through campus, new waterfront access, development of a new academic building, and the demolition, renovation and/or replacement of a variety of other facilities throughout the campus.  U3A was also competitively selected to develop a feasibility study and implementation plan for a proposed academic and commercial Innovation Park on a 30-acre University site located near the University’s engineering and business campuses in Piscataway, NJ.

Teach for America

U3A was engaged by Teach for America to assist in the development of a real estate plan for its national headquarters office in Manhattan. Based on TFA's anticipated space needs and its vision for its headquarters, U3A helped TFA to define and analyze various purchase and lease options. Each option was analyzed relative to location, cost, and timing, as well as how each might express TFA's mission and core values. U3A also helped TFA to select a broker via competitive process.  We drafted a Request for Proposals document and provided support in the analysis and comparison of proposals, interviewing brokers, and formulating evaluation criteria.

Temple University Health System

U3A developed a real estate strategy for the Temple University Health Sciences Campus master plan, incorporating revitalization potentials and a market supportable mix of uses to attract high quality students, faculty, and staff. U3A worked with Demographic Perspectives and Austin Architects to assist Yale in a strategic review of graduate housing, including Yale’s need to replace existing facilities and satisfy new housing demand.  U3A prepared an analysis of privatized development approaches used by Yale’s peer institutions and worked with the University to assess the current “all-in” cost per unit of graduate housing.  Using the University’s cost as a baseline, U3A created a financial comparison of fee development and off‐balance sheet development of graduate housing via a developer partnership.

Yeshiva University

U3A assisted Yeshiva University in evaluating options to consolidate academic uses, provide student housing, and potentially sell excess real estate.  U3A was re-engaged to assist YU in implementing the preferred option.  U3A prepared a development RFP, worked with YU’s architect to determine required streetscape and public realm improvements, and assisted YU in selecting a real estate broker.

YMCA of Greater New York

Selected via a competitive process, U3A prepared a strategic plan for the YMCA’s real estate in New York City. The strategic real estate plan provided a road map and of how different facilities projects should be prioritized, funded, and phased. We also recommended financing, transaction structures, and potential development partnerships that could help the YMCA implement the recommended strategies for acquisitions and redevelopments.  U3A then assisted the YMCA to implement the plan.
